What is a Party Wall?

There are two types.

a) a wall built on the boundary between two owners.

(known to professional surveyors as a Type(a) wall)

  • It extends for the length and height of the separation, including any parapet, and the foundations, as well as any part which is an external wall to either of the buildings.

b) a wall built wholly on the land of one of the owners.

(known to professional surveyors as a Type(b) wall)

  • It extends for the length of the separation, and its height excludes any wall built above, and any parapet; and,
  • if at ground level, includes the wall to the underside of the ground floor construction, (natural ground surface), but
  • if at first floor level or above, also excludes the wall below to its foundations.

Materials and methods of construction include:-
masonry, in-situ concrete, percast concrete, timber or steel studding faced with plasterboard, in combinations including cavities and insulation.

NOTE: Modern masonry Party Walls can have a cavity, and both leaves built on different land.
Each leaf is a separate construction, but both may be tied together with steel ties, built on a common foundation, and may share a roof covering.
