There are two types of work:- a wall to be built on the boundary line, and a wall to be built on the Building Owner's land but at the boundary.
Within 14 days of the date of the service of a Notice for a wall to be built on the boundary line, the Adjoining Owner must respond with a Consent Notice, otherwise the wall must be built on the Building Owner's land.
A Notice for a wall to be built on the Building Owner's land but at the boundary needs no response.
The construction of special foundations is not a right for this type of work.
A Line of Junction Notice must include
- (a) the name and address of the Building Owner;
- (b) the nature and particulars of the proposed work;
- drawings may be used if describing text is not clear enough;
- (c) the date on which the proposed work will begin.
The Notice should include
- (i) the name and address of the Adjoining Owner;
- (ii) the date of the Notice
- (iii) the Building Owner's signature
